VA Loans in the Austin Market
The Austin area is home to a significant military community, with Fort Cavazos (formerly Hood) within commuting distance and a large veteran population throughout Central Texas. VA loans are an excellent option for eligible service members and veterans purchasing homes in this market.
VA loans offer significant advantages including zero down payment, no private mortgage insurance, competitive interest rates, and flexible credit requirements. These benefits make homeownership accessible to veterans who might struggle with conventional loan requirements.
In the current Austin market, VA loans are widely accepted by sellers, though some education may be needed. Juan's experience as both a veteran and real estate professional helps position VA offers competitively and ensure smooth transactions.
VA Loan Key Benefits
Zero Down Payment
Eligible borrowers may buy without a down payment. Entitlement, lender approval, purchase price, and appraised value affect the requirements for your loan.
No PMI Required
Unlike conventional loans with less than 20% down, VA loans don't require private mortgage insurance. A VA funding fee and other closing costs may still apply.
Competitive Rates
Compare lenders for your individual rate and total costs. Rates vary with the lender, market conditions, and borrower qualifications.
Flexible Credit Requirements
VA loans have more flexible credit standards than conventional loans. No minimum credit score required, though lenders may have their own requirements.

VA Loan Considerations
VA Appraisal Requirements
VA loans require a VA-approved appraisal that includes minimum property requirements (MPRs). The home must be safe, sanitary, and structurally sound. Juan helps identify VA-friendly properties and navigate appraisal requirements.
Seller Perceptions
Some sellers misunderstand VA loans, believing they're complicated or risky. Juan educates listing agents about VA loan strengths and positions your offer competitively. VA loans actually close at similar rates to conventional loans.
Funding Fee
Most borrowers pay a VA funding fee (1.25% to 3.3% depending on down payment and usage). This can be financed into the loan. Veterans with service-connected disability are exempt from the funding fee entirely.
Occupancy Requirements
VA loans require you to occupy the home as your primary residence within 60 days of closing. This makes VA loans unsuitable for investment properties, though multi-unit properties are allowed if you occupy one unit.
Reusing VA Benefits
VA loan benefits are reusable. You can use your benefit multiple times, and if you sell a home paid off with a VA loan, your full entitlement is restored. Juan helps veterans maximize their benefit usage over time.

VA Loan FAQ
Can I use a VA loan more than once?
Yes, VA loan benefits are reusable. You can use your benefit multiple times throughout your life. If you sell a home and pay off the VA loan, your full entitlement is restored. You can even have multiple VA loans simultaneously in some cases.
What's the maximum VA loan amount?
With full entitlement, the VA does not impose a county loan limit. Your lender determines how much you can borrow based on your finances and the home's appraised value. County limits can affect borrowers with remaining entitlement; ask your lender to calculate any required down payment.
Do VA loans take longer to close?
Closing time depends on your lender, appraisal, property condition, and contract. Discuss realistic timing with your lender and agent before making an offer.
Can I buy a fixer-upper with a VA loan?
VA loans require homes to meet minimum property standards for safety and habitability. While minor repairs are acceptable, major renovation needs typically won't pass VA appraisal. The VA Renovation Loan program offers options for qualified properties.
Are VA loans only for first-time buyers?
No, VA loans are available to all eligible veterans and service members regardless of previous homeownership. You can use your VA benefit to buy your first home or your tenth.
